A WhatsApp message off a portal becomes a scored lead routed to an agent, a listing carries its own media and syndicates out, and the deal moves through offer, bond and transfer with every milestone dated. Commission is calculated where the deal lives.
It reports at three levels, because a franchise principal, a branch manager and an agent are asking different questions of the same numbers. Mandate and Fidelity Fund Certificate expiry sit in the same place, so the compliance answer exists before anyone asks for it.
What else it carries
Leads that go quiet
A lead carries its source, its score and the agent it went to. One with no reply for a set number of days is flagged stale, and the count of them sits on the pipeline header where a principal opens it.
Listings and portals
A listing holds its own photographs, floor plans and web reference, and syndicates to the portals the agency subscribes to. A price change is made once.
Through to registration
Offer, acceptance, bond application, bond grant, lodgement and registration, each carrying its own date. A principal asking why a deal has not moved in three weeks can see the step it is sitting on.
Commission
Commission is split on the agency’s own structure across franchise, branch and agent, and calculated on the deal record where the numbers were entered.
On a show day
An agent opens the day on a phone: the branch count, their own earnings against target, the call list, and the tasks with times against them.
